Schedule of Dilapidations

Professional reports on property condition to clarify responsibilities and obligations at lease termination.

What is this service?

Schedule of Dilapidations is sometimes referred to as Schedule of Condition. These are best described as lease exit costs required by a tenant to restore a rented property to its pre-let condition. This can mean repairing any damage caused, or undoing any unagreed building alterations. An occupier will usually receive a Schedule of Dilapidations at the end of their lease period and will refer to the terms of the lease. The Schedule is one part of the legal process to manage the repairs between the building owner and occupier. As we see an increase in the number of short-term lets, the issue of dilapidations is becoming more prevalent as the turnover of tenants grow.
