Contractual Performance Surveys

Assessing contractual fulfilment by a contracted party to ensure performance and mitigate client risk.

What is this service?

Contractual Performance Reviews are generally required when a building user is paying a third party (such as a Facilities Management (FM) Company) to maintain some or all of their property portfolio and require confidence that the third party is still offering value and/or upholding their contractual obligations. This can take many forms but fundamentally it usually involves a review of the FM records and/or a visual inspection of the building to ascertain if key contractual requirements are being met.

How can RBA help?

RBA have undertaken numerous surveys for this purpose and are competent in undertaking both digital and physical examinations of building maintenance records of all types for specific details, trend analysis, contractual compliance and other specific requirements. We are also experienced in performing evidenced visual inspections of building components and can produce reports combining both services to demonstrate performance.

While contractual performance can take many varied forms depending upon the contract in place on a specific project, as an example, some contracts contain milestone clauses. These milestones require designated replacements to have occurred for specific building elements at specific points within the contract. In order to verify that these milestones have been achieved, this can be a combination of visual assessment (site survey) and a review of the available maintenance records.
