RBA were requested to undertake a survey of two hospitals and a creche located in Buckinghamshire to assess the status of the buildings and evaluate the contractual compliance of the Facilities Management (FM) company. This was for all structure & fabric and mechanical & electrical components. These buildings had a cumulative gross internal floor area of circa 35,000m2 but also required the inspection of all elevations, roofs and grounds.
This project included the following services:
RBA performed an initial in-depth review of the FM contract to ascertain the exact contractual requirement which they were meant to fulfil. This information was used as the basis for creating a survey and deliverables that would allow our client to easily see where compliance failures were occurring along with the reasons why, with costed recommended remedial works. This was also a milestone contract which required designated replacements to have occurred for specific building elements at specific points during the contract.
The buildings were operational but nonetheless, with careful planning and cooperative coordination, this was successfully completed ahead of programme. A review of FM records was undertaken to identify any maintenance discrepancies, omissions or inaccuracies. In addition, we identified corrections that were required to the provided drawings.
All of this information was compiled, analysed and quality managed in an homogenous manner to bring together all of the survey components into succinct reports. This included all assets having evidencing photographs and being assessed against criteria such as NHS condition ratings, maintenance standards, risk of failure to the building, contravention of regulations, best practice or contractual requirement, replacement milestones and outstanding repairs etc. These were all costed and evidenced in multiple aspects. Additional interactive dashboards and tools were included to allow users to, for example, summarise sections of the building or look at specific assets throughout the site.
