RBA were commissioned to undertake a survey with supporting consultancy services of a large medical building located within a hospital site in Humberside to compile a report of latent defects prior to the end of the defect liability period. This was for all structure & fabric and mechanical & electrical components. This building had a cumulative gross internal floor area of circa 30,000m2 but also required the inspection of all elevations, roofs and extensive grounds.

This survey required a detailed room-by-room survey including all servicing plant rooms/areas, the building envelope, roofs and the grounds, including substantial car parking areas. The survey was carried out whilst the Centre was operational which included highly sensitive areas such as oncology, haematology, radiotherapy, operating theatres, research departments, magnetic resonance imaging units, treatment wards, a pharmacy and an aseptic drug production area. These required careful consultation, planning and coordination between ourselves, the Client, the Facilities Management (FM) company and all of the heads of department.
The data, including evidenced photographs, was compiled and reviewed multiple times though our quality management processes. The findings were categorised and scheduled into a detailed report with documented amplification of the defects observed along with costed recommended remedial works for each instance. The report also contained commentary on the contractual obligations, defect notification process and building contractors liability for ease of reference.
All findings were summarised and tabulated with a risk rating and highlighted within the executive summary of the report. This also included interactive tools so that unique summaries could be extracted at will enabling users to, for example, view sections of the building or, specific assets throughout the building. This improved its usability as a costing, general management and planning tool for both the client and the building contractor (constructor) who would be undertaking the defect rectification works.
Post survey, RBA acted as consultants for the client performing the role of defect verifiers tasked with checking that all the undertaken works (along with all necessary documentation) had been carried out sufficiently and signed-off. This was undertaken over a number of phases. Progress was monitored and reports were prepared within each phase summarising those defects rectified and those remaining until all the remedial works were satisfactorily completed.
