RBA undertake a survey of 2 large, prestigious hospital sites located in central London to report on any latent defects, the condition and repair status and to verify their asset list. This was for all structure & fabric and mechanical & electrical components. These buildings had a cumulative gross internal floor area of circa 230,000m2 but also required the inspection of all elevations, roofs and grounds.

Both of these sites were large operational hospitals requiring careful access and logistical planning. Through a collaborative effort between ourselves, the Client, the NHS Trust, Heads of Department and the Facilities Management (FM) company, a sympathetic programme was developed. This considered difficult to access areas which were surveyed through the use of out-of-hours working (operating theatres etc) and site planned works/closures (the deep clean of the aseptic unit etc) to create an efficient survey whilst minimising disruption to the operation of the building.
In addition to collecting latent defect, condition and repair data, the survey also required a verification and update of the client’s asset list. This was accomplished using our bespoke data collection system, by uploading all of the current information, including all of the barcodes and QR codes, allowing our team to scan the tags and then review and update the supplied information. Our system also allowed us to add in or remove assets from the database where errors were discovered.
Due to the risk of departmental unavailability within the sites posed by obsolescence of equipment and the resultant difficulty in obtaining suitable and/or integrable replacements, the client also required an obsolescence management plan. This necessitated a risk-based review of systems and facilities management records and a complicated analysis of the best value approach to mitigating these risks over the next 10 years.
Overall, the project was completed to the phased programme, on budget and to the highest quality. All 10 detailed reports were fully validated prior to issue and included all the desired information and interactive tools to enable the client to successfully administer to the sites in all the aspects they required.
